Why us?

Temporary rental management: your flat works, you relax

Temporary rental (1 month or longer): better returns than a traditional lease, less turnover and wear than tourist rental. We handle everything, from the listing to the tenant's departure.

How we work

A clear process, start to finish

Every property is different. We visit your flat, propose a plan, and once you approve it, we take care of the rest.

  1. Visit & assessment

We view your flat, estimate its potential and explain the model — no strings attached.

  2. Getting it ready

Professional photography, polished listings and publication on the leading platforms.

  3. Day-to-day management

Enquiries, tenants, move-ins, cleaning and incidents: everything goes through us.

  4. Paid directly

The tenant pays the rent to you, into your account, with the word RENTA as the reference.

Who rents your flat

We don't look for tourists: we look for stays with a purpose

Our tenants don't come from a holiday search engine. They come from companies, film production companies and study programmes that need quality accommodation for weeks or months, with a proper contract and someone accountable.

Companies and film productions

We work regularly with companies housing relocated staff and with film and television production companies that need flats for their crews during shoots. Solvent profiles, defined stays and a named person in charge.

Student programmes

We work with various organisations that handle students arriving in San Sebastián. Stays of a term or a semester, with the organisation behind them answering for the accommodation.

Demand runs ahead of supply

Very often, before a flat is even available, someone is already asking about it. We don't start from scratch when a new property comes in: we start with people already waiting.

Why temporary rental

The option that protects your flat most

Temporary rental has become the sweet spot between tourist rental and long-term leases: without the tax burden now landing on tourism, and without the constraints that tie up long-term leases today. Stays of a month or more, with a proven reason (work, studies, relocation), a proper contract, and your flat always under control.

Lighter taxation

Temporary rental without hospitality services is VAT-exempt: you charge no VAT and file no quarterly returns. Meanwhile, the Government announced in 2026 its intention to raise VAT on tourist rental to as much as 21% as part of its housing plan. The direction is clear: flat-based tourism is set to pay more; temporary rental isn't.

No tourist licence

San Sebastián has granted no new tourist-accommodation licences since March 2023, and in February 2026 it permanently shielded residential use over tourist use in saturated areas (Centro, Parte Vieja, Gros, Antiguo, Ibaeta). Temporary rental needs no such licence: it's the legal route to let your flat today, with no tourism register or moratorium.

Your flat comes back to you

Under long-term rental, Spain's Housing Law imposes mandatory extensions (up to 5 years, 7 if the owner is a company) and rent caps in stressed-market areas. With temporary rental, the contract ends on the agreed date and you get your flat back: to sell it, use it, or change tenant, with no surprises and no de facto squatting.

Frequently asked

The usual questions

What fee do you charge for management?

We charge the owner no commission. Our fees are paid by the tenant, in a separate document, and only for as long as the stay lasts. That is how it is written in the intermediation contract we sign with you.

Do I have to handle anything day to day?

No. Enquiries, tenants, cleaning, linen and incidents all go through us. You receive the rent in your account and the report on your flat, and decide how involved you want to be.

Can I use my flat a few weeks a year?

Yes. We block the dates you need for personal use and plan the rental calendar around them. It's your home.

How is this different from a traditional or tourist rental?

Mid-term rental works on seasonal contracts (1–11 months): higher rent than a traditional lease, vetted tenants with a clear reason for their stay, and none of the constant turnover, wear or requirements of tourist rental.

What kind of tenant occupies my flat?

Relocated professionals, people renovating or moving house, academics and remote workers. Vetted profiles, a clear reason for the stay and a contractual end date.

What if the tenant causes damage?

We vet tenants before confirming, inspect the flat after each stay and handle any incident quickly. Minor issues get resolved without you lifting a finger.
